The Tulsa City Council will get a second chance to determine the zoning status of a piece of property at 101st and Florence, across from Jenks Middle School.
Changes Approved, then Rejected
The Planning Commission had approved an "office light" designation that was later rejected by the City Council, prompting the land broker to reapply to the Commission. The Council decision came after a restriction on multi-family housing was included, despite the City's effort to increase the stock of housing.
Site on Arterial Street, Near School
The site is 9.5 acres on the Southeast corner of 101st and Florence, and the rezoning application was part of a sale with plans for offices on the western half of the property, with neighborhoods on two sides, and a wooded flood area on the East side. Jenks Middle School is across 101st.
Developer Worked with Neighbors
Developer Tony Lombardi said the $1.7 million transaction was never intended for an apartment complex, but the site was large enough for a 2-story, 33-unit building. Neighbors were initially on board with the proposal for offices, with the restriction on apartments, but after it was rejected by the Council, and the developer re-applied, many now oppose it over the uncertainty of what will be built.
Planning Commission Reconsiders
The second application for rezoning was approved by the Planning Commission on Wednesday, without a restriction against multi-family housing, which the surrounding neighbors wanted to be included.
The Tulsa City Council will reconsider the Planning Commission action at a meeting in 4-6 weeks, according to Council Chair Phil Lakin. The Councilors can apply additional restrictions, including prohibiting multi-family housing, if they choose.
